What the codes on your report mean
One C1, C2 or FI anywhere in the observations makes the whole report unsatisfactory. C3 does not.

A standard board shares two protective devices across every circuit, so one fault takes out half the property. Individual protection gives each circuit its own, so a fault in the kitchen leaves the lights on.

What every price includes
The board and all devices where one is fitted, labour, testing of every circuit, a fresh Electrical Installation Condition Report marked satisfactory and valid five years, and the completion pack. No call-out charge and no survey visit.
The only two things that change it
Your earthing may need upgrading before a new board can go in, or the electricity network operator may have to attend. Both are agreed with you in writing before we start, and if the report needs less than we quoted you pay less.

Managing more than one property?
Agents and block managers get trade terms: inspections and remedials on one account, one monthly invoice, EICRs at £130 ex VAT against a £180–£230 London market, up to £75 credited back whenever a report fails and you book the remedial, and the post-remedial retest included.
Questions landlords ask us
How long do I have to fix an unsatisfactory EICR?
For a privately rented property in England, the work must be completed within 28 days of the inspection. Sooner, if the report specifies a shorter period. A C1 usually means immediate action rather than 28 days. Written confirmation that the work is done then goes to your tenant, and to the council within seven days if they ask for it.
Can I use a different electrician from the one who did the inspection?
Yes, and many landlords prefer to. There is no requirement to use the inspecting company for the remedial work. The regulations ask for a qualified and competent person, not a particular firm.
Do I need a whole new EICR after the work is done?
Legally, no. Written confirmation from the electrician who did the work is what the regulations ask for. We re-inspect and issue a fresh satisfactory EICR anyway, at no extra cost, so you finish holding a clean five-year report instead of a failed one with a note attached.
What happens if I miss the 28 days?
The local authority can serve a remedial notice and, in some cases, arrange the work itself and recover the cost from you. Civil penalties run up to £30,000 per breach. You also cannot let the property to a new tenant while C1, C2 or FI items are outstanding.
My report says no RCD protection. Does that mean a new consumer unit?
Usually, yes. Retrofitting protection to an old board is rarely economic or compliant, so a replacement board is the normal fix. We will tell you if yours is one of the cases where it isn't.
Can tenants stay in the property while you work?
In almost all cases. A consumer unit change means power off for most of a day. Anything beyond that we flag before you book, so you can tell the tenant what to expect.
Will you quote fairly if you didn't do the inspection?
That is the whole point. We price what the report records, not what we'd like to find, and we mark the C3 items you are not legally required to fix as optional. If you also need an inspection arranging, ask and we will sort it.
