Why two contractors costs you more than it saves
Splitting inspections from remedials means two accounts, two insurance packs, two sets of tenant access to arrange and two people to chase at day twenty-five. We don't ask you to do that.

We contact the tenant once. If the report fails, the same team is already in the diary and already knows the property.
No call-out fee when we do the work
Attendance is never billed on top of a job, at any hour. On site within four hours for no power, exposed conductors or a burning smell. You pay for the repair, not for the van arriving.
Completion pack per property
Observation-by-observation schedule, the condition report, signed confirmation, and the tenant and council letters pre-written. You forward them and the file is closed.

If our work doesn't clear the report, the job is refunded in full. £5m public liability, certificate supplied at account setup.

The bit that keeps it honest
The reason people split the work in the first place is the worry that whoever writes the report has an interest in it failing. That's a fair worry. We answer it with structure rather than with a second contractor.
Different teams, deliberately
The engineer who inspects and codes a property is never the engineer paid for the remedial work, and nobody's pay is linked to what they find. It's the same separation that makes an audit worth reading.

Every quote separates what the regulations require from what is merely recommended. Your landlord sees exactly what they must do and what they can decline.
Any report, not just ours
We price remedials from anyone's EICR. If you'd rather keep your existing inspector, keep them — we'll do the remedial side alone and the account works the same way.
You can audit us
Ask for a second opinion on any report we issue and we'll pay for it. If an independent inspector disagrees with our coding, that job is free.
Portfolio pricing
Published trade rates, shown excluding VAT since you will be reclaiming it. Everything includes materials, labour, full testing, a fresh satisfactory condition report and the completion pack.

The inspection fee comes back when it fails and you book the remedial with us — £75 off a board replacement, £35 off a remedial visit. A failed 1–3 bed with a board to follow nets out at £55.
Board replacementsex VAT
Count the switches on the existing board.
Second board at the same address is £125 less. Two boards is £545 + £420 = £965 in one visit.
Individual circuit protectionex VAT
Optional, priced by board size.
One protective device per circuit instead of two shared across the board, so a single fault does not take out half a tenant's flat.
Everything elseex VAT
Remedials without a board, and attendance.
A remedial visit covers the attendance and the work whatever the items are — earthing, bonding, accessories, circuit faults or an FI.

London EICRs run £180 to £230 at the going rate for a 1–3 bed. £130 is the portfolio price, and when a report fails and you book the remedial with us the inspection fee comes back off the job — £75 on a board replacement, £35 on a remedial visit.
The post-remedial retest is included. Most providers bill £50 to £100 to come back and reissue the report, which is the charge that quietly appears on every failed property in your portfolio.
A board change is priced on the visit, not the parts. Two hours on site, a full test and a fresh report cost the same whether the board has four ways or twelve, which is why the spread between them is narrow. If you want the cheapest possible board someone will always undercut us. Nobody else hands you the completion pack.
The 28 days are your exposure, not just your landlord's
Where you hold the management instruction, you are the one who has to show the work was arranged, completed and evidenced in time. If a report sits in an inbox for three weeks because nobody could get a price, the failure looks procedural, and it looks like yours.
With one supplier the clock never stops. The inspection result and the remedial quote arrive together, on the same day, from the same team, priced from a schedule you already hold.
How it runs: we inspect, and if it fails you get the result and a fixed price in the same email with the mandatory items separated from the optional ones. You approve, we book the tenant directly, and the condition report plus completion pack comes back the day the work completes.
Portfolio terms
- Fixed prices, priced from the report. No survey visit before quoting, so nothing sits waiting for an appointment.
- Volume rate of 5% above fifty completed jobs a year, applied automatically rather than negotiated per job.
- Renewals batched by area. We group your EICRs geographically and run them on a rolling schedule rather than one at a time, which is faster for your tenants and cheaper for us to deliver.
- Tenant coordination handled here. We contact the tenant, arrange access and confirm back to you.
- Emergency cover to 10pm, seven days. Four-hour response on genuine emergencies, and the attendance charge disappears whenever the work goes ahead.
- Optional items flagged, never bundled. C3 observations are quoted separately and clearly marked as not required.
- Account terms, not card up front. Consumers pay to book. Agents on an account are invoiced monthly, thirty day terms once established.
Who's behind it
EICR Remedials is the compliance arm of Smart Rise Build Ltd, a London construction company operating since 2019 across office to residential conversions, structural steel and commercial fit-out. All electrical work is carried out and certified by our competent person scheme registered electrical contractor.
That matters for one reason: the paperwork and the programme are handled by people who deliver construction projects for a living, not by a call centre that subcontracts the visit and hopes.
